A 15-unit residential development in Māngere East comprising a mix of standalone houses and duplexes, including accessible standalone and duplex units. The project utilised Optimised Construction v2 — presheathed balloon frame timber construction — delivering the build 10 weeks faster than standard construction methodology. Despite navigating COVID lockdowns during the build, the project was completed ahead of contract programme with no extensions of time (EOTs), demonstrating the resilience and efficiency of the construction methodology and the team's programme management. The development was delivered in 11 months from building consent to council final inspection and achieved a Homestar 6 rating.
