An 8-unit residential development in Waterview comprising two 4-bedroom standalone duplexes and six 2-bedroom dwellings within a 3-level walk-up apartment building. The project utilised timber construction with aluminium cladding, and hybrid offsite manufacturing (OSM) for simplified, fast onsite installation and concurrent builds. Challenging underground conditions required the use of large piles in place of conventional slabs, demonstrating the team's ability to adapt to site-specific geotechnical constraints. House construction was completed in 79 days (including piles), while the three-level apartment was delivered in 144 days from steel profiles to final inspection. The development achieved a Homestar 6 rating, with high-quality standards maintained throughout and effective collaboration across the entire project team.
